The Value of a Dry NJ Basement

(As I type this I am listening to a design specialist working out installation dates for a real estate agent so they can keep their closing dates). We all know its difficult to sell a house with a wet basement or crawl space. Would you buy a house with a wet basement or crawl space? How much would you ask off the price of the house if a house you were buying had this problem?
Our Real Estate Agent friends tell us that right now potential buyers are asking for up to 20% of the price of the home just for this issue alone. WOW! That's a lot of money. What's your home worth if you were to sell it now? Would you accept an offer 15% less, 10% less even 5% less? Most likely not. So to sell, you would have to fix the basement. You do this because its going to far less than taking 20% off the price of the house.
Now think about this. Whose family did you fix the basement for, yours or theirs? Ok, lets get back to what your wet basement is costing you. How much have you lost from the water damages? How much of your time is spent cleaning up? What's that worth? So damages + your time + loss of value of your home = ? Is that worth not fixing your basement?
When your basement is dry, your home is healthy! Your space is usable! You save money when it becomes time to sell your home!! Your family got the benefits, not the buyers family! If you pay a mortgage on your house, divide it up by levels of your home. When your basement is wet and you cant use that level of your house, you are throwing that portion of your mortgage away! When your basement is dry, you reclaimed the value in your basement!
