Jake from Annandale, NJ had multiple signs that his foundation was settling. He noticed wall cracks in the exterior brick and changes in the way the doors and windows of his home opened and closed. Down in his basement his foundation walls had stair-step cracks with one specific wall starting to bow inward. Looking for a local Foundation Specialist to save his investment and give him peace of mind again, he contacted Quality 1st Basements. Senior Design Specialist, Ken Peare went out to meet with Jake, run a full inspection of his foundation and design the best solution possible for what he was experiencing.  

Most homeowners don't know too much about foundation settlement and so it's important to us that we educate each homeowner with enough information to understand why they have this issue and why we recommend our solution. Ken explained to Jake that when a house is built compacted soil is then back filled around the foundation to fill the hole. That compacted soil is not as strong as the virgin soil that was once there. Over time that soil can no longer hold the weight of the home causing the home to shift and settle. In the process, cracks form, doors stick, walls bow and your foundation is now compromised. 

Ken Recommended Push Piers for they stabilize the home's foundation. This solution can also lift the home back towards its original level, closing cracks and improving the operations of the doors and windows. The soil is removed from around the foundations footing, where the pier will be installed. Each Push Pier is hydraulically driven into stable soil. The weight of the home is transferred from the concrete foundation, through the steel bracket and piers, to the deep load- bearing soil. Next the team will attempt to lift the home back towards its original position. Once completed and foundation is stabilized the soil is back filled, the entire system is hidden in the  ground and your home is in its new position.

Driveway raised by Quality 1st Basements in Closter, NJ

Quality 1st Basements received a call from a homeowner living in the Closter area of New Jersey. Customer Service Representative, Christine, was the one available to answer the call. Sam, the homeowner was experiencing four sinking slabs in his driveway. For a while he ignored the problem but with his daughter learned how to ride her bike, he wants the driveway to be leveled so her tire wouldn't get caught on the big gaps and tripping hazards the sinking slabs had caused. Her safety was very important to him and Christine understood that completely. She was able to get Sam the soonest available appointment with Concrete Repair Specialist, Tom Carrano. 

Tom met with Sam, did a full inspection of the driveway and then sat down with him and his wife to discuss a solution. Tom explained that before offering a solution, its important to understand why the concrete settles in the first place. That way they could understand why other methods they contemplated wouldn't be the best solution for their situation. The soil underneath the slab became unstable over time from either being too wet, too dry or poorly compacted. Settled Stoop in Closter, NJ Stabilized with Helical Piers

Quality 1st Basements was able to help a family in need of structural support when it came to their sinking front stoop. Over the years the stoop gradually began to settle and pull away from the foundation of the home. Quality 1st sent Senior Design Specialist, Ken Peare, out to do a full inspection and design a solution. He noticed serious settlement underneath the stoop. He explained that settlement is cause by usually one of  three things: the soil below the stoop was either poorly compacted, too wet or too dry. Over time the soil could no longer hold that much weight causing the stoop to sink. 

Ken recommended Helical Piers be installed underneath the stoop to lift and stabilize. A Helical Pier is an ideal solution for permanently stabilizing regardless of the weight and structure. First, soil is removed from the area around the stoop where each Helical Pier will be installed. Using specialized hydraulic equipment, the first pier section is screwed into the ground. Additional steel sections are then added to extend the pier to the appropriate depths and capacities, and a steel foundation bracket is connected to the helical piers and attached to the foundation's footing. The weight of the home is then transferred through the Helical Piers onto the competent load-bearing soils deep below the surface. Once the stoop was lifted, the Piers are covered to be hidden from view. 

The stoop was not only lifted but stabilized to prevent future movement. The family was given peace of mind that they no longer had to worry about their stoop, and that the value in the home didn't decrease due to this settlement. 

Sidewalk Raised in Time for Yard Sale in Alpine, NJ

Quality 1st Basements was referred to an Alpine, NJ homeowner named Jane who was experiencing sinking concrete. Jane's sidewalk across the entire front of her home was sinking creating multiple tripping hazards. For years the sidewalk had been an issue but she did not want to pay for the concrete to be ripped up and repoured. One day when she and her neighborhood were discussing the upcoming neighborhood yard sale, the sidewalk became a topic of conversation. Quality 1st received a call from Jon, a homeowner living in East Rutherford who had concrete issues in his backyard. He stated that his patio area that was once completely leveled had settled over the years and now his outside furniture can't even rest on top of the patio area.
