Foundation Settlement in Cranbury, NJ
Challenge
After having chimney sweepers at their home, a family in Cranbury, NJ was told that they needed to contact a foundation specialist because their chimney was beginning to settle and detach from the home. The homeowners were concerned that, if left as is, the settlement could worsen and cause the chimney to detach completely.
Solution
Quality 1st Basement Systems remedied the problem by installing (2) two Foundation Supportworks™ Model 288 Helical Piers around the foundation. The piers were advanced to depths of over 7 feet and to estimated ultimate capacities of 49,543 pounds to support the weight of the chimney. The L-shaped foundation support brackets were then positioned below and against the footings and hydraulic cylinders were used to lift the foundation of the chimney back toward a level position. The Quality 1st crew was able to install the two (2) helical piers in just one day.
The installation of the two (2) Helical Piers lifted and stabilized the foundation to support the brick chimney. The area around the foundation was backfilled and graded back to level. The lawn and landscaping around the New Jersey home were left in exceptional condition.
