Foundation Repair and Basement Waterproofing in Freehold, NJ
Challenge
Potential homebuyers were interested in this Freehold residence, and upon home inspection, the inspector discovered evidence of water in the basement and bowing of the basement walls. It was also determined that the lolly columns, used for support, were rusted 1' above the floor. The inspector noticed the horizontal cracks in the wall were a sign of foundation failure and that the rusted columns and wet basement carpeting were a sign of basement waterproofing issues. The buyers and sellers were concerned with foundation repair cost and the problems that arise from a wet basement. Also, the home had two sump pumps installed on opposite sides of the basement which was decreasing the usable basement space and made a potential trip hazard for the family.
Solution
To complete the foundation repair, Quality 1st Basement Systems installed CarbonArmor Wall Reinforcement Straps with AmorLock to permanently reinforce and stabilize the foundation walls. Because carbon does not stretch, it is the perfect option to keep basement walls from bending or bowing. In addition to the CarbonArmor, Quality 1st installed adjustable SmartJack XTs to replace the rusted lolly columns and add support to the foundation. The foundation repair cost of using these systems is much more economical than a complete foundation replacement.
Quality 1st Basement Systems installed a full perimeter WaterGuard system to stop the basement flooding. The installation team was able to replace the two sump pumps with one TripleSafe Sump Pump, using only one sump location, which will keep the entire basement dry all of the time. The new sump pump system also allowed the additional sump pump location to be removed, increasing the livable basement space and removing the trip hazard.
