Foundation Wall Cracks in New Jersey
Challenge
When homeowners of a two-story single-family ranch style home began noticing cracks and bowing walls on the foundation walls of their basement they decided to contact the professionals. When entering the basement the inspector quickly noticed the horizontal and vertical cracks throughout the concrete cinderblock walls as well as the inward bowing. Our inspectors also noticed that they had sagging floors above their crawlspace and needed to lift and stabilize the center beam of the home. The homeowners were very concerned with the overall safety of their family and the value of their home.
Solution
Quality 1st Basement Systems remedied the problem by installing eight (8) CarbonArmorT Mstraps along the 40 foot foundation wall with spacing of 5 feet. Quality 1st Basement Systems used the CarbonArmorT M Wall Reinforcing System to stabilize the wall in the basement and offer peace of mind to the homeowners. By installing the straps across the wall they can absorb the outside earth pressure, prevent any further inward bowing and maintain the structural integrity of the wall and foundation. To fix the sagging floors in the crawlspace Quality 1st installed 4 SmartJacks. These posts are a quick install and provide the best solution for restoring stability to any structure. Made with galvanized steel for corrosion resistance, it can support vertical loads exceeding 60,000 lbs. Both the SmartJacks and CarbonArmor Wall Reinforcing System were installed in just one day. The low profile characteristic of the CarbonArmor system allowed maximum space to be maintained in the basement, while the flexible design allowed the straps to contour tightly against the bowing wall. The foundation walls were reinforced and stabilized, restoring value and integrity to the home. The homeowners were very happy with the solution and appreciated that there was no disruption to the home.
